Brief description and terms of purchase

CONSTRUCTION

The three villas including the entire underground car parking area will be built using solid construction methods. Underground: Walls in concrete. Walls from the ground floor in masonry/partly concrete. All ceilings in solid concrete. Sloping roof with wooden dormers with Eternite covering and various skylights.

 

WINDOWS

All windows in wood and metal with triple thermal insulation glazing, example colour: anthracite subject to local authority approval. Glass cover on fitness area as per the detailed plans from the architect. Conservatory as per the plans including sun protection, no underfloor heating (Minergie system requirement). 

 

FACADES

Building facades with external thermal insulation and ceramic cladding as per special sample and subject to local authority approval. All metal components such as gutters and drainpipes in chrome steel. Railings etc. in metal. Terrace/surrounding railings in clear glass/metal. As per the detailed plans from the architect. Colour: anthracite, for example.

 

FLAT ROOFS

With thermal insulation, necessary seals and granite slabs/fine cutting as per the architect’s later sample.

 

ROOF

Pitched roof with partly cast dormers in wood with Eternite covering and various skylights. The flat roof over the dormers is covered with gravel. Some areas with photovoltaic elements. 

 

SUN PROTECTION

Composite venetian blinds, stove-enamelled aluminium. Can be operated electronically throughout the house. Large electric sun blinds on the seating area at garden level and on the upper floor as per the plans.

 

ELECTRICAL INSTALLATIONS

Large-scale electrical installation as per the detailed plans. All lights are LED. House control of heating, ventilation, light, blinds in KNX. Collectors for electricity production. Charging point for electric cars.

House A:     Gross including 7.7% VAT up to approx. CHF   90,000.–

House B/C: Gross including 7.7% VAT up to approx. CHF 100,000.– 

    

Alarm system budget

House A/B/C: Gross including 7.7% VAT up to approx. CHF 10,000.–

 

HEATING/VENTILATION

Energy generation is by means of geothermal heating for the house in the Minergie standard. Heat distribution is by means of underfloor heating. Controlled ventilation is provided for as per Minergie regulations.

 

BATHROOM FITTINGS    

High quality bathroom fittings as per the plans and the detailed bathroom fittings list from the supplier. Including glass shower partitions, tiled showers, mirror cabinets, shower and toilet, vanities with bases, etc.

 

Plumbing budget

House A:     Gross including 7.7% VAT up to approx.  CHF 61,000.–

House B/C: Gross including 7.7% VAT up to approx. CHF 73,000.– 

 

Washing machine/dryer budget

House A/B/C: Gross including 7.7% VAT up to approx. CHF 7,000.–

A Secomat with clotheslines is installed in the laundry room.

Beautiful, high-quality sauna facility with large glass fronts as per the plans and detailed offer from Klafs.

In all living rooms, bedrooms and fitness area: white plasterwork, painted white.

 

CABINETS/WARDROBES 

Fitted wardrobes shown with a cross in the plan. The wardrobes and cabinets/cupboards in the dressing room delivered and assembled as per the plans. Type: matt white lacquer, each with five shelves or clothes rail. White shelves/racks are included in the wine cellar and cellar.

House A:     Gross including 7.7% VAT up to approx. CHF 20,000 

House B/C: Gross including 7.7% VAT up to approx. CHF 25,000 

 

FLOOR/WALL COVERINGS

Flooring in wood, natural stone or ceramic.

Floors for living spaces:        Gross including 7.7% VAT CHF 240/

SURROUNDINGS/GARDEN

Each house has a very spacious garden. The planting is primarily a mixture of native trees and shrubs. The terrain transitions have angular walls/stone baskets etc. where possible. The surfaces by the house entrance are made of seepage composite blocks. The seating is porcelain stoneware or granite. The rest of the design is based on the approved area plan.

 

POOL AREA

Beautiful, spacious pool as per the detailed offer from the supplier.

 

Pool budget

House A/B/C: Gross including 7.7% VAT up to approx.  CHF 150,000 

Budget includes all relevant work.

 

The binding detailed construction description can be provided on request (contract basis). Subject to official regulations at all times. We reserve the right to make
minor adjustments or use other suppliers at any time.

 

 

 

General purchase information

 

Included in the purchase price

  • All connection fees

  • All building permit fees

  • All removal and installation work that is recorded in the construction and service description

  • Costs for building and construction insurance until completion

  • ½ of the notary and land registry fees

Not included in the purchase price

  • Costs for additional services or requests for changes (special requests) that deviate from the standard version and that are neither contained in the construction and service description nor in the contract documents

  • Interior furnishings such as beds, tables, etc. (as per description) 

  • Costs as per the architect’s separate fee offer for planning changes or for changes and/or additional requests

  • Costs for lien establishment (mortgage bonds)

  • ½ of the notary and land registry fees

 

Purchase/payment terms

  • The purchase will be processed in three phases:

  • Reservation payment 

  • Purchase contract with official certification

  • Transfer of ownership upon entry in the land register

 

Payment

  • Reservation payment of CHF 100,000 on signature of the reservation agreement

  • On official certification, 15% of the purchase price, and promise of payment for the remaining purchase amount from a Swiss bank

  • Remaining payment on transfer of ownership, taking into account the payments already made

  • Major additional costs are offset by payments on account during the construction period

 

Guarantees

All work and services are carried out with a guarantee as per SIA and/or the relevant professional associations.

 

Property ownership

The buyers will be informed of the date of availability at least four months in advance. 

 

Contractual basis

The purchase contract, all notarial plans and the detailed building specifications are the binding contractual basis for the purchase.
